Harvard-Westlake's middle school campus sits on Coldwater Canyon in Studio City. Families who prioritise this school buy as close to it as their budget allows. Studio City south of Ventura Boulevard is the natural choice — quieter residential streets, strong property values, and a genuine neighbourhood character that families from London and New York find immediately familiar.
Toluca Lake works well for the upper school years when children move to the Holmby Hills campus. The commute is manageable and the neighbourhood itself — tree-lined, private, established — suits families who want calm alongside access.

Buy in: Sherman Oaks or Encino

Tarzana sits between the two and offers strong value for families who want space at a lower entry point.

Colfax Charter Elementary → Buy in: Valley Village or eastern Studio City Colfax performs at the same level as Carpenter and suits families whose property search takes them slightly east. Valley Village offers better value per square foot than Studio City with no compromise on school quality.
Dixie Canyon Community Charter → Buy in: Sherman Oaks (specific streets) The streets within Dixie Canyon's catchment in Sherman Oaks are consistently sought after by families who want strong public schooling in a spacious, established neighbourhood. Hesby Oaks Leadership Charter → Buy in: Encino or Sherman Oaks The top-rated public school in the Encino area. The K–8 structure makes it especially valuable for families who want a single school community through the primary and middle years.
The Catchment Zone Detail Most Buyers Miss
In London, school catchment areas are widely understood — families research boundaries before they even begin viewing properties. Los Angeles works exactly the same way, but the boundaries are invisible to anyone arriving from outside.
Two properties on the same street can fall into entirely different catchment zones. One accesses Carpenter or Dixie Canyon. The other does not. This is not something to discover after you have committed to a purchase.
