Los Feliz

LOS FELIZ

The neighborhood where old Hollywood charm meets modern creative energy.

Los Feliz is at the base of Griffith Park, straddling the line between Hollywood and Silver Lake. It's tree-lined, architecturally rich, walkable along its main strips, and has the kind of laid-back creative energy that makes people stay and loyal!

It's also expensive, tightly held, and one of the most desirable neighbourhoods in central LA.

What Is Los Feliz?

Los Feliz (locals pronounce it "Loess FEE-liss," not "Lohs feh-LEEZ") is one of LA's original hillside neighbourhoods. Spanish Colonial homes, mid-century modern architecture, craftsman bungalows — the streets are beautiful and the character is intact in a way that most of LA has long since paved over.

Vermont Avenue and Hillhurst Avenue are the two main commercial strips. Independent cafes, restaurants, bookstores, vintage shops, theatres. Both are genuinely walkable and feel more like a neighbourhood high street than almost anywhere else in the city.

Griffith Park forms the northern border. You're minutes from hiking trails, the Observatory, the Greek Theatre, and some of the best sunset views in Los Angeles. The park is also great for little kids, I’ve spent many a Sunday morning with the goats and little train with my son, and its the perfect park for something a little different to a swing and slide!

How It Feels Day to Day

Vermont Avenue is the heart of the neighborhood - Skylight Books, Little Dom's, Alcove Café, vintage shops, wine bars. It's the prefct place to walk to for dinner or weekend coffee.

Hillhurst Avenue has more restaurants and the Los Feliz 3 cinema. Both streets have genuine neighborhood energy.

Griffith Park - The hiking, the Observatory, the Greek Theatre, the trails - it's all right there. Part of living in Los Feliz is having immediate access to one of the largest urban parks in North America. I've spent many of Sunday morning with my son looking at the goats and going on the train. It's the perfect part for little kids if you want something a little bit beyond a swing and a slide.

For groceries: Gelson's on Vermont. Trader Joe's nearby. Whole Foods in Silver Lake is close.

Eating and Drinking

Los Feliz punches well above its size when it comes to places to eat and drink.

Little Dom's the Italian-American anchor — great pasta, warm room, and a Sunday brunch that locals treat as a weekly ritual. The deli counter, the restaurant, the bar. A Los Feliz institution.

Alcove Café & Bakery - Hillhurst location. The patio is always busy for weekend brunch.

All Time - Trendy all-day café on Hillhurst. Good food, excellent coffee, very popular.

Home - Cozy neighborhood spot on Franklin. Comfort food, outdoor seating, loyal regulars.

Mess Hall - Restaurant and bar on Franklin with a big outdoor patio. Good for groups.

Dresden - The old-school cocktail lounge on Vermont. Been here since 1954. Live music, dark booths, Lost in Translation vibes.

Skylight Books - Independent bookstore on Vermont. A neighborhood landmark.

Figaro Bistrot is the most Paris-feeling dinner in the neighbourhood — steak frites, good wine, red awning, the lot.

Dresden Restaurant is a genuine LA institution — dark wood, red vinyl, and a lounge singer duo that has been performing since the 1980s. Go for the atmosphere as much as anything on the menu.

Bar Covell on Vermont is one of the best wine bars in LA, no cocktails, just a carefully chosen list and people who actually know wine.

Schools

Los Feliz is served by LA Unified, with a mix of public magnet options and whilst Los Feliz itself it’s heavy with schools, the central location is what makes many nearby schools doable for the families that live here.

Marshall High School is the main public high school - it's a magnet school with strong programs, but verify the specific program your address qualifies for.

  • Immaculate Heart High School (Girls, 9-12, Los Feliz)

  • Lycée International (K-12, Los Feliz) - French curriculum

Getting around

Los Feliz is unusually well connected for a hillside neighbourhood.

Los Feliz Boulevard - East-west through the neighborhood. Connects to Silver Lake, Atwater Village, and Hollywood.

Vermont Avenue and Hillhurst Avenue - The main north-south streets.

101 Freeway - Just south. East to downtown, west to Hollywood and the Valley.

5 Freeway - East of Los Feliz. North to Burbank and Glendale, south to downtown.

Who Moves Here

Writers, directors, musicians, and people in the industry who want to live somewhere with actual character and soul, rather than a postcode that sounds good at a party.

Families and couples, who like to walk to dine out or get brunch at the wkds.

Buyers from Silver Lake who want more architectural scale and are ready to pay for it.

People who moved to LA from New York or London and want a neighbourhood that actually functions like one, know your neighbours,

and feel like you're in a real place.
