Hollywood Hills

The Hills above Hollywood - privacy, views, and the closest thing LA has to vertical living.

The Hollywood Hills sit between the Valley and central LA, stretching from Griffith Park in the east to Laurel Canyon in the west, climbing the southern slope of the Santa Monica Mountains. It's not one neighborhood - it's a collection of canyons, ridges, and hillside pockets, each with its own character.

What they share: elevation, killer views of both the Valley, and City, and on a clear day all the way to the beach, privacy, and a complete departure from the LA grid.

What Is the Hollywood Hills?

The Hollywood Hills is the part of LA that looks like the movies - because it is. The Mulholland views. The windy canyon roads. The houses that sit ‘on stilts” (which are actually called caseons) over nothing and have floor-to-ceiling glass facing west. It's very dramatic, it's occasionally impractical, and it's one of the most desired addresses in Los Angeles.

The hills divide the Hollywood Hills East (closer to Los Feliz, Beachwood Canyon, the Hollywood sign) from the Hollywood Hills West (Laurel Canyon, Nichols Canyon, closer to West Hollywood and the Valley). They're related but feel quite different.

The Canyons

Laurel Canyon - The most famous. Has a long history in LA music and art culture, still feels bohemian in the best parts, and connects WeHo to the Valley in under 20 minutes when traffic cooperates.

Coldwater Canyon - Quieter than Laurel, more residential, favored by families who want the hills without the Laurel Canyon foot traffic.

Nichols Canyon - Small, beautiful, one of the more hidden pockets. Worth knowing about.

Beachwood Canyon - Sits beneath the Hollywood sign, has a proper village square feeling at the base with a café and deli, and a real sense of community.

Mount Olympus a gated enclave within the 90046 zip code and is tucked away in the mountains directly above the Sunset Strip and West Hollywood.

The Hollywood Dell is located in the eastern Santa Monica Mountains. Before the 101 was constructed, this area was one with Whitley Heights and considered part of the original Hollywood Hills. The borders of "the Dell" are east of Cahuenga, north of Franklin, west of Argyle, and south of the Hollywood Reservoir and Hollywood Sign.

Hiking & Outdoors

The Hollywood Hills have some of the best hiking access in LA.

Runyon Canyon Park - The most famous LA hike. Three miles, Valley and city views, off-leash dog area. Extremely popular - go early or accept the crowds.

Griffith Park - Eastern edge of the Hills. Miles of trails, Griffith Observatory access, less crowded than Runyon. The largest urban park in North America.

Mulholland Drive - Not a hike, but the scenic drive with multiple overlooks and trailhead access points.

Fryman Canyon - Technically Studio City but accessible from the western Hills. Less crowded than Runyon, better for a quiet morning hike.

Various canyon trails thread through the neighborhood - part of living here is being minutes from genuine wilderness.

Day-to-Day Life

Mulholland Tennis Club - Private tennis club on Mulholland Drive. Members-only, strong community, one of the genuine Hills amenities.

The Hills aren't a commercial neighborhood - you drive down for daily needs. But several canyons have small anchors:

Beachwood Café - The beloved neighborhood institution at the base of Beachwood Canyon. Weekend brunch, expect a wait.

The Laurel Canyon Country Store - The Laurel Canyon landmark, more deli than restaurant, open since the 1960s. Coffee, sandwiches, local gathering spot, are what it does but the they are also part of the magic of the Canyon, a historic Los Angeles landmark. It enjoys a legendary reputation as a immortalized by The Doors and frequented by Jimi Hendrix, who allegedly used have Jam sessions there in the 60’s.

Pace is right next door to the Canyon Store. A true gem, known for its tucked-away, tree-house vibe, it offers a rustic menu of classic Italian staples in moody lighting. You really feel like you are dining in a secret place that not every one knows about so its easy to see why it is both a neighborhood staple and local celebrity spot!

For proper dining, West Hollywood and Los Feliz are both minutes away depending on which canyon you're in.

Real Estate

$1.2M - $2M Hillside starter homes, smaller lots, canyon views, often original condition or partially updated.

$2M - $5M Larger hillside homes, better canyon location, updated interiors, pools, better views.

$5M - $10M Architectural statements, significant views, privacy, modern design.

$10M - $20M+ Compound-level estates, complete privacy, unobstructed views to downtown or ocean, custom everything.

Price per square foot runs $800-$1,500+ depending on canyon, view, and architectural pedigree.

Inventory moves deliberately. Hills buyers are specific about canyon, view direction, and privacy level. Well-priced homes with good access move in 4-6 weeks.

Schools

Wonderland Avenue Elementary School (K-6) - Located in Laurel Canyon, part of LA Unified. The standout public school option actually IN the Hollywood Hills. Strong parent community, decent test scores. Homes within the boundary are sought after.

Beyond Wonderland, the Hills fall within LA Unified with varying assignments depending on address. Most families either use Wonderland if they're in the boundary, send their kids to private schools in neighboring areas, or carefully verify their specific LAUSD assignment.

The Hills are not primarily a “school-driven” market - you move for the views, privacy, and lifestyle, and plan accordingly for education.

Getting Around

101 Freeway - Access depends on which canyon. Laurel Canyon to the 101 is quick. Beachwood requires driving through Los Feliz first.

Sunset Boulevard - Runs along the base of the Hills. West to West Hollywood and the Westside, east to Silver Lake and downtown.

Laurel Canyon Boulevard - Connects the Hills to the Valley (Studio City) and West Hollywood. Winding, narrow, scenic, slow.

Coldwater Canyon - Another Valley connector, slightly faster than Laurel.

The Hills are central in theory - Hollywood, West Hollywood, the Valley, or downtown in 20-30 minutes. But you're doing it on winding canyon roads, and traffic can add significant time.

Who Buys in the Hollywood Hills?

Entertainment industry creatives - writers, directors, producers, musicians - who value privacy and don't need to be seen. The Hills have a long creative legacy and that energy persists.

Buyers who want views and seclusion and are willing to trade urban convenience for it. People who've lived in the city and want to feel removed without actually leaving LA.

Out-of-state buyers drawn to the idea of hillside LA living but who don't yet understand the trade-offs (narrow roads, limited parking, fire risk, isolation). Some love it. Some sell within two years.
