The middle child of the Valley - bigger than Sherman Oaks homes, quieter than Studio City, and nobody's talking about it.
Tarzana sits in the south-central Valley, between Encino to the east and Woodland Hills to the west. It was named after Tarzan - Edgar Rice Burroughs owned the ranch here in the 1920s - and it's remained relatively under the radar ever since.
Which, for locals is exactly the appeal.

What Is Tarzana?
Tarzana is what happens when you take the good parts of Sherman Oaks and Encino - quiet streets, larger lots, proximity to the Westside - and remove the name recognition and the premium.
The neighborhood runs from the 101 in the north to Mulholland Drive in the south (the hillside homes climbing toward the Santa Monica Mountains are the premium pocket). Ventura Boulevard is the main commercial strip, but Tarzana's stretch doesn't have the restaurant scene of Sherman Oaks or Studio City.
South of Ventura, the streets get quieter and the lots get larger. This is where you find the single-family homes on huge Valley lots with pools, mature landscaping, and genuine privacy.
Day-to-Day Life
Tarzana doesn't have a center hub but it has is the essentials along Ventura Boulevard on Tarzana Square 60 specialty shops, medical services, and daily essentials. Groceries, coffee, errands and the reality that you're often driving to Encino or Woodland Hills when you want a proper dinner out.
That said, a few spots are worth knowing.
Lovi's Delicatessen has been on Ventura for years. New York-style deli, good pastrami, the kind of loyal regulars who've been coming since it opened. Fabrocini's Italian Kitchen is a family-run neighborhood staple that's been on Ventura for over 40 years — proper Italian food, nothing fancy, always consistent.
Blu Jam Café does all-day breakfast and brunch and is a good weekend morning option.
Hummus Bar and Grill on Ventura is the casual Middle Eastern spot locals rely on for lunch.
Traktir is worth knowing for something different. Ukrainian and Eastern European food, good for a proper dinner when you want to stay local.
Tarzana Wine and Spirits is genuinely excellent, knowledgeable staff, a well-curated selection, the kind of wine shop that earns repeat visits.
Hansen's Cakes where I get all my birthday cakes, not too sweet and really great at the custom stuff.
Groceries
Trader Joe's nearby, and Gelson's a short drive toward Encino or Woodland Hills.
Golf
Tarzana has an unusually strong golf offering for a residential neighborhood, with three private clubs sitting within or right alongside it.
Braemar Country Club is the most established a 27-hole course designed by Ted Robinson Sr, recently through a multimillion dollar renovation that redesigned two of the three nine-hole layouts with PGA legend Lanny Wadkins. Tennis, pickleball, pool, fitness center, and dining. Members-only, and one of the more complete club lifestyles in the Valley.
El Caballero Country Club is an 18-hole championship course originally designed by Robert Trent Jones Sr in 1957, revitalized in 2021 by his son Rees Jones in a $10 million renovation. Private, equity membership, with tennis, pickleball, fitness, and pool alongside the golf.
Mulholland Hills Country Club offers 27 holes also designed by Ted Robinson Sr, with two of the nine-hole layouts redesigned by Lanny Wadkins. A full-length driving range, a genuine rarity in the Valley and a dining portfolio that includes the poolside Dive Bar and the Sage and Vine restaurant
What Things Actually Cost Right Now
$1.2M - $1.8M Smaller homes or condos, three beds, north of Ventura, updated condition.
$1.8M - $2.8M Larger single-family homes, four beds, pools, south of Ventura, good streets.
$2.8M - $4M+ Hillside homes south of Ventura, larger lots, views, privacy, architectural character.
Price per square foot runs $650-$800, making Tarzana one of the better value propositions in the southern Valley.
Inventory moves steadily. Well-priced homes in the premium pockets (south of Ventura, climbing into the hills) go in 4-5 weeks.
A Note on Fire Risk and Insurance
The premium hillside streets in Encino, Amestoy Estates, Royal Oaks, and the streets climbing toward Mulholland, carry a higher fire risk designation. Insurance availability has tightened considerably across hillside Los Angeles, with several major carriers having exited the California market. The California FAIR Plan is available as the state's insurer of last resort but comes at a higher premium and with more limited coverage. For any Encino hillside property, factor insurance costs into your budget early and get a quote before you're emotionally committed to a house.
Summer Heat and Your LADWP Bill
This is something most agents won't mention, so here it is. The Valley runs 7 to 10 degrees hotter than the Westside in summer, and your electricity bill will reflect that. Air conditioning in a Valley home from June through September is a genuine cost to factor into your monthly budget. It's not unusual for bills to hit $500 to $700 a month in peak summer for a standard three or four bedroom house. If you're moving from an apartment or from the Westside, it will feel like a shock the first time. Plan for it rather than be surprised by it. The good news is the beach is 25 to 30 minutes away if you time it right, and the canyons are always cooler for morning hikes. If you have a pool, you'll use it.

Tarzana falls within LA Unified, and school quality varies by address.

Wilbur Charter for Enriched Academics (K-5, Tarzana) - Formerly Wilbur Avenue Elementary, now an affiliated charter. Strong parent community, gifted and talented program, A- Niche rating. Waitlist of around 200 students every year
Sherman Oaks Center for Enriched Studies / SOCES (Grades 4-12, Tarzana) - Despite the name, physically located in Tarzana on Erwin Street. California Distinguished School, rated one of the Best High Schools in America by U.S. News and World Report
Tarzana Elementary (K-5, Tarzana) - The local neighborhood public school
William Howard Taft Charter High School (9-12, Woodland Hills) - Located on Ventura Boulevard at Winnetka, the main public high school for Tarzana families
Gaspar de Portola Middle School Charter - Well rated, active community
Private schools:
Woodcrest School (K-8, Tarzana) - WASC accredited independent school, small classes, strong academics, consistently top 10% national test scores. Tuition around $17,800/year
International School of Los Angeles, West Valley (Tarzana) - French-American bilingual education, top ranked private option in the area
Most families either verify their LAUSD boundary carefully or plan for private school.
Getting Around
101 Freeway - Northern edge. East to Hollywood and downtown, west to the western Valley.
405 Freeway - Eastern edge. South to the Westside and LAX, north to the Valley.
Ventura Boulevard - Runs east-west through the middle, connects to the entire Valley without touching a freeway.
The positioning is strong - you're close to both the 101 and 405, making commutes to the Westside (20-25 minutes) or downtown (30-40 minutes) manageable.
Who Moves to Tarzana?
Families who want larger Valley homes and yards without paying Sherman Oaks or Encino premiums.
Buyers who work on the Westside and want a shorter Valley commute than Calabasas or Woodland Hills.
Valley residents trading up from condos or smaller homes who want space and privacy.

Healthcare
Providence Cedars-Sinai Tarzana Medical Center sits right in the neighborhood, one of the top 100 ranked hospitals in the country and the flagship Valley location for Cedars-Sinai, one of LA's most celebrated hospital systems. The Friese Family Tower opened in 2023, a brand new patient building with an expanded emergency room, private rooms, outdoor garden and hybrid surgical suite. Cedars also opened a dedicated 40,000 square foot medical offices building in Tarzana the first time they've brought their full cancer care, orthopedics and specialist services to the Valley. Having world-class healthcare essentially on your doorstep is one of those quality of life advantages that doesn't come up enough when people talk about why Tarzana is a good place to live.
