Sell Well, Move forward confidently

Selling with Anj Catalano

Selling well isn't about rushing to market. It's about being ready.

I'm Anj Catalano, a real estate agent with The Agency in Studio City (DRE #02056635), representing sellers in Studio City, Sherman Oaks, Encino, Toluca Lake and Valley Village. I guide sellers through the Los Angeles market with preparation, discretion, and a clear read on value. We start with where your home actually sits today, not just what the last comp says. From there, I build a strategy around your timeline and what will actually move buyers.

When it's time to negotiate, experience matters. With a background in law, I look past the first offer, structuring terms carefully and protecting your position through every stage. From listing to closing, the process is handled with quiet precision.

The seller's perspective

A Beverly Grove seller’s experience

Selling a home takes more than a marketing plan. Clear advice, careful negotiation and consistent communication matter all the way through.

“She was attentive to every detail, advocated for me, communicated exceptionally well, and consistently found ways to make the experience better and easier for everyone involved. Her insight, expertise, and understanding of the market were invaluable, and I had complete confidence in her guidance throughout the entire process.”

From preparation to closing

  1. Understanding your home's position

Where your home actually sits in today's market, not just the last sale on your street.

  2. Preparation and pricing

What's worth fixing, refreshing, or leaving alone, and the number that gets real offers instead of just showings.

  3. Strategic launch

Timing, marketing and positioning built around how buyers are actually behaving right now.

  4. From offer to close

Every detail managed with precision so nothing falls through the gap at the final stage.

Recognizing a home's potential in Studio City

While searching in Studio City for buyers, I spotted a property with a particularly good lot and introduced it to developers. Representing the buyer, I worked through the acquisition price with them until we reached a figure the seller was happy to accept. The property is now being renovated.

That experience informs how I approach a sale: understanding what a property offers, who will see its potential, and how to bring those two things together.

PRIVATE HOME VALUATION

Thinking of selling? Start with a private valuation.

If you're considering selling in Sherman Oaks, Studio City, Encino, Valley Village, Tarzana, Calabasas, Burbank, Los Feliz, or West Hollywood, I can give you a private read on where your home sits in the current market, what buyers are likely to pay for it, and whether there is anything worth doing before you list.
