Valley Village sits between Sherman Oaks, Studio City, and North Hollywood, close to everything without the price premium of its neighbors. It's a genuinely livable neighborhood that often gets overlooked, and that's worked in buyers' favor for years.
Valley Village is one of those neighborhoods I recommend all the time. Buyers who end up there almost always say the same thing after a few months: they didn't know it was this good. I take that as a compliment on behalf of the neighborhood.

What Is Valley Village?
Valley Village was incorporated as its own neighborhood in the 1990s - previously considered part of North Hollywood - and the distinction matters. It's quieter, more residential, and architecturally more consistent than NoHo. The streets are tree-lined, the homes are well-kept, and there's a genuine neighborhood feel.
It's not a destination neighborhood in the way Studio City is - and that's fine. People who live here value the relative calm and the value proposition.
Day-to-Day Life
Ventura Boulevard forms the southern border and gives Valley Village access to the Studio City and Sherman Oaks restaurant strips. Laurel Canyon Boulevard runs through the middle and is the main local artery.
For local spots worth knowing:
Aeirloom Bakehouse - The community favorite bakery, good for morning coffee and pastries. A proper neighborhood spot.
Rustic Spoon - Casual American comfort food, well rated by locals, good for an easy weeknight dinner without going far.
Vivi Ristorante - Italian in the neighborhood, reliable and popular with locals.
Harvest Moon - California comfort food, good for brunch and lunch, busy on weekends.
Prime Pizza - A new location generating buzz with locals for their New York style pizza.
For a proper dinner out, the Studio City and Sherman Oaks strips on Ventura are right on the doorstep, giving access to some of the best restaurants in the Valley without a meaningful drive.
Halloween
Halloween is a big deal in Valley Village. The intersection of Radford and Addison is ground zero, and from there it radiates out in every direction. Haunted houses, heavy decorations, streets packed with families, the kind of neighborhood participation that turns Halloween into a proper community event. If you move here with kids, this is one of the best nights of the year.
Real Estate
Valley Village is not a bargain neighborhood. Median sale prices are running around $1.1M to $1.3M, with prices having softened slightly over the past year, which means buyers have a bit more room to negotiate than they did at the peak.
$1M - $1.4M 3-bed bungalow, original condition or updated.
$1.4M - $2M Updated 4-bed, good street.
$2M - $2.5M Larger or fully renovated home.
Price per square foot is running around $640 to $675. Homes are spending around 70 days on the market, which is longer than the Valley average, giving buyers more time than they'd get in Studio City or Sherman Oaks. For sellers, pricing correctly matters more here than almost anywhere else in the area.
Schools
Valley Village falls within LAUSD - Colfax Charter Elementary is the standout public option and has a strong reputation. Campbell Hall, one of the most academically respected private schools in the Valley, is located right in Valley Village, an Episcopal K-12 school known for strong academics, arts, and a community feel that draws families from across the area.
For families with specific school requirements, the proximity to Studio City and Sherman Oaks private schools is a practical advantage.
Who Moves to Valley Village?
Families who want the great access to schools like Colfax, or who want to go to good schools in nearby areas. People who work in the entertainment industry and need to be anywhere between Burbank and Hollywood in reasonable time.
