What Is Toluca Lake?
Toluca Lake is the neighborhood Bob Hope lived in. It's where the original Tonight Show filmed. It has a small lake (Lake Toluca, private), tree-canopied streets, and a genuine village center on Riverside Drive with a walkable stretch of independent shops, cafes, and restaurants.
It's quiet, established, and expensive. The streets south of the Boulevard (closer to the lake and Lakeside Golf Club) are the premium pockets. The homes are traditional - California ranch, Spanish Colonial, some mid-century - maintained impeccably, with manicured lawns and genuine curb appeal.
Toluca Lake doesn't feel like the Valley. It feels like a small affluent suburb that happens to be 10 minutes from Universal Studios.
Day-to-Day Life
The neighborhood centers on Riverside Drive between the 134 and Cahuenga Boulevard. This is where you walk for coffee, breakfast, dinner, errands. It's genuinely walkable - rare for the Valley.
Bob's Big Boy - The Toluca Lake institution. The original Bob's, built in 1949, still operating, weekly classic car meet on Friday nights. It's kitschy and beloved.
Prosecco - Italian spot on Riverside, neighborhood favorite, good for date night or a family dinner.
Sweetsalt Food Shop - Breakfast and lunch, healthy California casual, outdoor seating, always busy on weekends.

Price per square foot runs $800-$1,000+, making it one of the most expensive Valley neighborhoods per square foot.
