Encino is the San Fernando Valley's premier luxury market, known for large lots, privacy, established neighborhoods, and upscale amenities. Here's what the market looks like and what different budgets get you.

Encino luxury buyers tend to be more private about their search than buyers in some other markets. A lot of them are not turning up to open houses. They’re having the conversation quietly with agents who know what’s coming before it’s listed. That dynamic makes working with someone who actually knows the market and has those relationships very different from working with someone who doesn’t.

The Overview

Luxury in Encino starts around $2M and runs well past $10M. The median luxury home price sits around $2.8M, with an average of 35 to 50 days on market and moderate inventory more than Studio City or Toluca Lake, which gives buyers more options at this price point.

What defines luxury here is lot size often 10,000 to 40,000+ square feet, frequently acre-plus combined with home size, south of Ventura location, resort-style outdoor living, and premium finishes.

What Different Budgets Get You

At $2M to $3M you're looking at 4,000 to 5,000 square feet, four to five bedrooms, a 10,000 to 15,000 square foot lot, traditional or Mediterranean style, pool and landscaped yard, and two to three car garage. These are entry-level Encino luxury: space, privacy, and quality finishes, though some may be older construction or need updating. Good for families wanting more space than Studio City or Sherman Oaks at a similar price.

From $3M to $5M is the Encino sweet spot. You're getting 5,000 to 7,000 square feet, five to six bedrooms, lots of 15,000 to 25,000 square feet, updated or remodeled homes with resort-style outdoor living, pool, spa, outdoor kitchen, gated or private street, and three-car garage. These appeal to professionals, entertainment industry buyers, and families who want space and luxury without compromise.

Above $5M you're in trophy estate territory: 7,000 to 12,000+ square feet on lots of 25,000 to 40,000+ square feet, often acre-plus. New construction or fully renovated, guest house, home theater, gym, wine cellar, infinity pool, multiple outdoor living areas, complete privacy, and four-car garage or motor court. These are generational properties.

Best Areas in Encino

South of Ventura in Royal Oaks and Amestoy Estates is the most desirable area. Large lots, mature trees, gated streets, and top school access including Lanai Road Elementary. Prices run $2.5M to $10M+.

Encino Hills along the Mulholland corridor offers hillside estates with views and larger lots. Less walkable but more dramatic. Prices run $3M to $8M+.

The White Oak corridor is an emerging luxury pocket with newer construction and modern estates, slightly more affordable than south of Ventura at $2M to $4M.

How Encino Compares

Against Studio City Hills, Encino offers larger flat lots and traditional estates. Studio City offers hillside views and entertainment industry proximity. Against Sherman Oaks, Encino is more expensive and more spacious. Sherman Oaks south of Ventura offers similar quality at slightly lower prices but on smaller lots. Against Calabasas, Encino offers better walkability to Ventura Boulevard and stronger school access. Calabasas offers newer gated community construction.

Why Buyers Choose Encino

The lots are the main draw. Encino has the largest in the Valley, and buyers prioritizing land, privacy, and outdoor living know it. Lanai Road Elementary is one of the Valley's best public schools and families pay a premium to access it. The neighborhoods are mature and established with wide streets and proper tree canopy. And Encino is closer to the Westside than most Valley neighborhoods, which matters for Beverly Hills and Brentwood commuters.

A Few Things to Know

Encino commands a higher price per square foot than Sherman Oaks or Burbank for similar square footage. Most estates require driving for daily errands despite proximity to Ventura Boulevard. And much of the housing stock dates from the 1960s through 1980s, meaning even $3M+ homes may need updating. Factor that into your budget.

Investment Perspective

Appreciation runs 4 to 6 percent annually, consistent with Studio City and Sherman Oaks. Well-priced luxury homes sell within 30 to 60 days. Overpriced homes sit. Rental potential runs $8,000 to $25,000+ per month depending on size and finishes, with strong demand from entertainment executives and relocating professionals.
