Earthquake Insurance: What LA Homeowners Actually Need to Know
Most LA homeowners know earthquake insurance exists. Far fewer know what it actually covers, what it does not cover, or whether it makes sense for their specific situation. That is not surprising. The policies are not exactly written for entertainment.
The first important point is that standard homeowners insurance usually does not cover earthquake damage. If you want earthquake coverage, it is typically separate, often through the California Earthquake Authority or a participating insurer.
It does not behave like standard home insurance
This is where people get caught out. Earthquake policies often have high deductibles, and those deductibles are usually a percentage of the insured value rather than a tidy fixed amount.
So yes, you may have coverage, but that does not mean every bit of minor damage becomes a useful claim. These policies are generally designed for serious events, not cosmetic annoyance.
Coverage can extend beyond the structure
Depending on the policy, earthquake insurance may cover the house itself, personal belongings, and additional living expenses if the property becomes uninhabitable. Some policies also include options for emergency repairs or code upgrades.
The details vary, which is why the phrase I think I'm covered is not remotely good enough.
The right answer depends on risk and resources
For some homeowners, self-insuring is a conscious decision. They understand the risk and have the means to absorb a major loss if they had to. For others, going without coverage is less a strategy and more a hopeful mood.
The age of the home, the construction type, the site, and the owner's finances all matter. There is no clever universal answer.
Earthquake insurance is not automatically essential, and it is not pointless either. It is a risk-management choice. The useful question is not whether other people buy it. The useful question is what would happen to you if you did not have it and needed it.
