How Much Does a 3-Bedroom Home Cost in Studio City Right Now?

Studio City is one of the San Fernando Valley's most desirable neighborhoods, known for its walkability, top-rated schools, and strong sense of community. If you're wondering what a 3-bedroom home actually costs here, the honest answer is that it depends heavily on where in Studio City you're looking and what condition the home is in.

As of May 2026, here's what you need to know.

The three-bedroom number in Studio City is one of those figures that can mislead people who don’t know the area. A three-bedroom south of the Boulevard on a good street and a three-bedroom north of it closer to the freeway are priced very differently for reasons that have nothing to do with square footage. Location within Studio City accounts for as much variation as condition does.

The Price Range

Condos and townhomes start around $600K to $900K. Single-family homes on the flats south of Ventura typically run $1.2M to $1.8M, with larger or updated homes pushing to $2M. Hillside homes with views start at $2M and go well past $5M. The median 3-bedroom single-family home price sits around $1.5M.

What Drives the Price

Location is the biggest factor. Homes in the flats south of Ventura are more walkable, closer to schools and shops, and sit on smaller lots of around 5,000 to 7,000 square feet. Expect to pay $1.2M to $1.8M. Hillside homes north of Ventura offer larger lots, privacy, and views but start at $2M and go up significantly from there. A 3-bedroom in the flats will typically be 20 to 40 percent less expensive than a comparable home in the hills.

School zones matter more here than almost anywhere else in the Valley. Homes within the Carpenter Avenue Elementary zone command a 10 to 20 percent premium over similar homes outside it. A 3-bedroom inside the Carpenter zone might list at $1.6M while a similar home outside it lists at $1.3M. If schools aren't a priority, buying outside the most sought-after zones can save you real money.

Condition also moves the needle. A turnkey updated home runs $1.5M to $1.8M. Original condition needing work comes in at $1.2M to $1.4M. Fully renovated modern homes push $1.8M to $2.5M and above. If you're willing to renovate, buying a fixer in Studio City can offer 15 to 20 percent better value than a move-in-ready equivalent.

Lot size is the fourth variable. Small lots under 5,500 square feet run $1.2M to $1.4M. Standard lots up to 7,500 square feet run $1.4M to $1.7M. Larger lots over 8,000 square feet push $1.8M to $2.5M+. If a pool or significant yard is important to you, plan accordingly.

Woodbridge Park runs $1.2M to $1.7M, slightly smaller lots but still walkable to Ventura and reasonably close to Carpenter.

Fryman Estates in the hills starts at $2M and goes to $5M+. Larger lots, views, privacy, and modern construction.

Tujunga Village runs $1.1M to $1.5M. Walkable to local shops and cafes, smaller homes, strong neighborhood feel.

What $1.5M Gets You

At the median price you're looking at 1,600 to 2,200 square feet, a 5,500 to 7,000 square foot lot, two to two-and-a-half bathrooms, mid-century or ranch-style architecture, an updated kitchen and bathrooms, a small to medium backyard, and two-car garage or driveway parking, south of Ventura and in or near the Carpenter zone.

What you probably won't get at $1.5M: a large lot, new construction, a pool, hillside views, or four or more bedrooms.

How Studio City Compares

Sherman Oaks median 3-bedroom is around $1.2M. Valley Village is around $1.1M. Burbank is around $1M. Encino sits at $1.6M and Toluca Lake at $1.8M. If Studio City feels out of reach, Sherman Oaks and Valley Village offer similar Valley convenience and good schools at 10 to 20 percent less.

Can You Buy Under $1M?

It's very difficult. Condos and townhomes in the $600K to $900K range are your most realistic option. Fixer-uppers occasionally appear at $900K to $1.1M but inventory is limited. Most buyers at this price point end up in Sherman Oaks, Valley Village, or Burbank.

What to Know Before You Start

Get pre-approved before you look. Well-priced homes in Studio City move in 18 days on average and commonly attract multiple offers, especially anything under $1.5M or in the Carpenter zone. When you see something that works, be ready to move within 24 to 48 hours.
