How Seasonality Has Changed Since 2020, and What It Means for Sellers
There used to be a fairly reliable rhythm to the housing market. Spring was the obvious time to list, summer usually held up well enough, fall became more selective, and the holiday period was mostly reserved for people who had a genuine reason to move.
Since 2020, that pattern has become a lot less tidy. Seasonality still exists, but it no longer behaves as neatly as people expect.
The Old Calendar Is Less Reliable
Remote work, rate volatility, lifestyle changes, school timing, and plain buyer fatigue have all disrupted the old assumptions. I've seen active buyers in months that used to feel quiet, and slower stretches at times that were once almost automatic.
That matters because sellers often ask the wrong question. They ask, what's the best month to list? A better question is, what will the competition look like when I list, and will my home stand out?
Timing Still Matters, Just Differently
Spring is still generally active because more buyers and sellers enter the market. But more activity also means more competition. Listing in a supposedly perfect month doesn't help much if four comparable homes come on at the same time, and two of them are better presented.
By contrast, I've seen sellers do very well in quieter windows simply because there was less competing inventory. The buyer pool may have been smaller, but so was the distraction.
Rates Have Changed Buyer Behavior
One of the biggest shifts since 2020 is that buyers are now more sensitive to monthly payment and less likely to drift casually through the process. Demand can strengthen or cool fairly quickly in response to mortgage rate movement, even within the same season.
So yes, timing still matters. It just matters alongside rates, inventory, and pricing, not as some magic standalone answer.
Final Thoughts
Don't wait indefinitely for the perfect month. There usually isn't one. There is only the month in which your house is ready, the competition is manageable, and the pricing strategy makes sense.
That's a far more useful way to think about seasonality than clinging to an old rule of thumb that may not fit this market anymore.
