Los Feliz Real Estate: What Makes This Neighborhood Special

Short answer: Los Feliz is special because of what's next to it and what's still standing in it. You have Griffith Park on your doorstep, a walkable village around Vermont and Hillhurst, and streets of 1920s Spanish and Period Revival homes mixed in with mid-century hillside houses, and that combination is hard to find anywhere else in LA.

Los Feliz is one of Los Angeles' most charming and character-rich neighborhoods: hillside living, architectural homes, an active arts and culture scene, and proximity to Griffith Park. It's bohemian, artistic, and historic, with a tight-knit community that values preservation and neighborhood character. If you're considering Los Feliz, here's what makes this neighborhood special.

Los Feliz has a quality that I find hard to replicate elsewhere in LA. The Griffith Park proximity, the historic architecture, the neighborhood's general sense of itself as distinct from the rest of the city. It's something buyers either love immediately or don't. There's very little middle ground.

The Big Picture: What Los Feliz Offers

Los Feliz sits at the base of the Santa Monica Mountains, bordered by Griffith Park to the north, the Los Angeles River to the east, and Silver Lake to the southeast. It's known for its Spanish Colonial Revival and Mid-Century Modern architecture, tree-lined streets, and walkable village feel.

A few questions I get about buying in Los Feliz

What is the median home price in Los Feliz right now?

Redfin's figures for the three months ending August 2026 put the median sale price at about $1.78 million, up roughly 5% on a year earlier, with homes taking a median of 41 days to sell. It's a small neighborhood, only 50 homes sold in August, so the number can jump around from month to month. I'd use it as a rough guide and then look at the actual recent sales on the streets you like.

What are the boundaries of Los Feliz?

The LA Times Mapping L.A. project draws it with Griffith Park along the north and the Los Angeles River on the east. On the south it runs along Fountain Avenue and Hollywood Boulevard, and on the west side it follows Western Avenue, Los Feliz Boulevard and Fern Dell Drive. Hyperion Avenue and Griffith Park Boulevard mark the southeast edge, which is where you cross into Silver Lake.

Which public schools serve Los Feliz?

Los Feliz is in LA Unified. The local schools include Franklin Avenue Elementary on Commonwealth Avenue, Los Feliz Elementary, Thomas Starr King Middle School and John Marshall High School. Assignments go by exact address, so I always have buyers check a specific house with LAUSD before they fall in love with it.

Is there a gated neighborhood in Los Feliz?

Yes, Laughlin Park. It's a small gated enclave of about 60 houses, and it has real Hollywood history: W.C. Fields lived there in an Italianate house built in 1919. Homes there don't come up often, so if it's on your list, it helps to be ready when one does.
