How Outdoor Living Spaces Became the Most Important Feature in LA Homes
Ten years ago, buyers in Los Angeles cared about kitchens, bathrooms, and square footage. Outdoor space was nice to have but rarely the deciding factor.
That's completely changed. Here's why outdoor living is now one of the most valuable features in Valley homes, and what that means if you're buying or selling.
The pandemic shifted priorities
When everyone was stuck at home in 2020 and 2021, outdoor space became essential rather than optional. People who'd barely used their yards suddenly needed them for work calls, exercise, meals, and general sanity.
Homes with usable outdoor areas, patios, decks, yards with seating, held their value and sold faster than homes where outdoor space was an afterthought. That shift has persisted.
LA weather makes it year-round usable
Unlike most of the country, outdoor space in Los Angeles is functional 10 to 11 months of the year. A proper outdoor living area isn't a seasonal luxury. It's an extension of your living space that you use constantly.
Buyers recognize this. A home with 1,800 square feet indoors and a well-designed 400-square-foot outdoor area feels significantly larger and more livable than a home with 2,000 square feet and no functional outdoor space.
What makes outdoor space valuable
Not all outdoor space is equal. A flat, private yard with mature trees, good hardscaping, and space for dining and lounging adds real value. A sloped yard with poor drainage and no privacy doesn't.
Buyers are looking for outdoor areas that feel like rooms, defined spaces with purpose, whether that's dining, cooking, lounging, or playing. A few key features make a difference: a covered patio or pergola that provides shade, built-in seating or a clear area for furniture, landscaping that creates privacy from neighbors, good lighting for evening use, and irrigation so the yard doesn't die in summer.
Homes with these features consistently sell faster and at higher prices than homes with comparable interiors but poor outdoor space.
Outdoor kitchens and fire features
Built-in BBQs, outdoor kitchens, fire pits, and fireplaces have become standard in higher-end Valley homes. A decade ago, these were considered extravagant. Now they're expected in homes above $1.5M in Studio City, Sherman Oaks, and Encino.
A built-in BBQ and counter space costs $8,000 to $15,000 and adds real value because it's practical and heavily used in California. Fire features cost $3,000 to $10,000 and are almost always worth it. They extend the usability of the space into cooler months and create a focal point that makes the yard feel intentional.
A full outdoor kitchen with pizza oven, fridge, and sink costs $30,000 to $60,000 and rarely returns that investment unless you're at the very top of the market.
Privacy matters more than size
A small yard that feels private and well-designed is more valuable than a large yard that's overlooked by neighbors or lacks definition.
Mature trees, hedges, fencing, or creative landscaping that blocks sightlines makes a huge difference in how the space feels. Buyers will pay a premium for outdoor areas where they can sit and feel genuinely private, even in dense neighborhoods.
What this means if you're selling
If your outdoor space is currently underutilized, investing in improvements before listing is almost always worth it. $5,000 to $15,000 spent on landscaping, hardscaping, and lighting can add $30,000 to $50,000 to your sale price by making buyers see the home as truly move-in ready.
Stage the outdoor space just like you stage the interiors. Set the dining table. Add cushions to seating. Show buyers what the space looks like when it's being used.
Outdoor space should be a major factor in your buying decision too, not an afterthought. A home with genuinely great outdoor living will feel significantly more valuable over time than one with slightly better interiors but no functional yard.
