Where Valley Buyers Are Moving From, And Why

When people think about who is buying in the Valley, they often imagine it is just local movement. Existing Valley owners trading up, downsizing, or staying within familiar zip codes. That is certainly part of it, but it is not the whole picture.

A lot of Valley buyers are coming from the Westside, central LA, the Hollywood Hills, smaller condos, or rental situations that no longer suit the way they want to live. The common thread is usually the same: they want more practicality without feeling as though they have disappeared off the map. That was me!

Some are moving for value, but not in the cheap sense

The word value can sound a bit miserly, as though everyone is shopping with a calculator and no emotions. That is not really what is happening. Most buyers moving into the Valley are looking for value in the broader sense. Better house for the money. Better lot. Better daily function. Better long-term use. A backyard!

That applies just as much to a family leaving a compact house on the Westside as it does to a buyer moving from a luxury rental who wants to own something more substantial, and something they can make their own!

Others are reacting to lifestyle pressure

Commute patterns changed. Work-from-home changed. Family needs changed. Renovation fatigue changed. People who once tolerated a smaller or more constrained home because they were barely in it are now asking more of where they live.

That has pushed buyers toward neighborhoods like Studio City, Sherman Oaks, Encino, Valley Village, and Calabasas, depending on budget and priorities. They are not all looking for the same thing, but they are often trying to solve the same problem.

The Valley attracts different buyers for different reasons

One buyer wants walkability and a manageable commute. Another wants land, privacy, and a pool that does not feel wedged into a side yard as an afterthought. Another wants good school access and a house that does not require an immediate six-figure renovation. Working from post covid has also really changed how much people are in their homes and therefore how they use their space! A lot of my clients are in entertainment, and now so many of them are working remotely, as companies realized they could and save so much money on commercial properties. This in turn has had a ripple affect on the space they need at home.

That is why broad statements about the Valley can be a bit useless. Buyers are not moving into a monolith. They are choosing between very different neighborhood experiences.

Valley buyers are coming from all over, but the reasons tend to be quite consistent. They want more usable space, more sensible value, and a version of Los Angeles living that feels easier to sustain.
