How Long Does It Take to Sell a Home in Sherman Oaks Right Now
The honest answer varies more than most people expect, and the variables matter. Here's what the market is actually doing right now and what it means if you're thinking about selling.
The Numbers
In Studio City, well-priced homes in good condition and desirable school boundaries are still moving in two to three weeks. Multiple offers are less common than they were at the peak but they happen on the right properties.
In Sherman Oaks, the timeline is slightly longer, typically three to five weeks for a correctly priced home. South of Ventura on the premium hillside streets can be quicker on the right property. North of Ventura in good condition at the right price moves steadily.
In Encino, buyers tend to be more deliberate. The market moves at a measured pace. Four to six weeks is a realistic expectation for a well-presented home. The upper end, above $3M, can take longer depending on the property.

What This Means for Timing
If you need to be out by a certain date, work backwards from that and talk to your agent at least six to eight weeks before you want to close. The preparation time before listing is where most sellers underestimate the timeline.
