Encino vs. Sherman Oaks: Comparing Two Valley Favorites
Encino and Sherman Oaks come up in almost every conversation I have with Valley buyers. They're neighboring, they're both excellent, and they attract different kinds of buyers for reasons that are worth understanding before you start looking.
I've had buyers who started with a strong preference for one and end up choosing the other more times than I can count. The comparison almost always comes down to what they actually prioritize. Encino usually wins on scale and privacy. Sherman Oaks usually wins on convenience and feel. When those priorities conflict, the house itself often becomes the deciding factor.
Here's how they actually compare.
The Basic Difference
Sherman Oaks is larger, more diverse, and more affordable. It has genuine walkability south of Ventura Boulevard, strong schools, and a mix of housing from condos to estates. It feels more accessible and community-oriented.
Encino is more upscale, more spacious, and more private. Larger lots, luxury estates, top-rated schools, and a quieter suburban feel. It's generally 20 to 30 percent more expensive than Sherman Oaks for comparable homes.
Both are strong neighborhoods. Which one works for you depends on what you're actually looking for.
Price
Sherman Oaks median is around $1.2M. Encino sits around $1.6M. If your budget is under $1.5M, Sherman Oaks gives you more options, particularly north of Ventura. Encino's pricing reflects its larger lots, upscale amenities, and school access. Homes there start around $1.2M and climb quickly, especially near Lanai Road Elementary or south of Ventura.
Lot Size and Space
Encino wins here clearly. Lots of 8,000 to 15,000+ square feet are common, with room for pools, outdoor entertaining, and genuine privacy. Sherman Oaks lots, especially south of Ventura, typically run 5,000 to 8,000 square feet. If space and outdoor living are priorities, Encino is the better fit. If you're willing to trade some of that for walkability and value, Sherman Oaks makes sense.
Walkability
Sherman Oaks wins. South of Ventura you can walk to coffee, restaurants, the Galleria, and everyday errands. Encino has shops and restaurants along Ventura Boulevard but the neighborhood is more spread out and more car-dependent for daily life.
Schools
Both are strong. Encino edges ahead slightly. Lanai Road Elementary is rated 9/10 and is one of the Valley's most sought-after public elementaries, with homes in the zone commanding a real premium. Sherman Oaks Elementary is rated 8/10, excellent and with a larger zone and more available inventory. Millikan Middle School in Sherman Oaks is a highly rated charter at 9/10. Private school options in both neighborhoods are strong, with Buckley and Turning Point near Encino and Notre Dame near Sherman Oaks.
Commute
Sherman Oaks is more centrally located with quick access to the 405, 101, and Sepulveda Pass. Better for Westside and Beverly Hills commuters. Encino sits farther west, closer to Woodland Hills and Calabasas, making it better for western Valley commutes or trips to Malibu.
Housing Stock
Encino has a higher concentration of luxury estates, modern new construction, and gated properties, plus mid-century ranch homes on large lots. Sherman Oaks has more variety: condos, townhomes, mid-century bungalows, and estates south of the Boulevard. If you want a modern upscale estate with acreage, Encino offers more. If you want variety at different price points, Sherman Oaks is better.
Outdoor Recreation
Encino has Balboa Park with golf, a lake, and sports fields, plus Los Encinos State Historic Park and proximity to Santa Monica Mountains hiking. Sherman Oaks has Sepulveda Basin, Van Nuys Sherman Oaks Park, and access to Fryman Canyon and Wilacre Park. Both are well served. Encino's parks are slightly more spacious.
Market Competition
Sherman Oaks has more inventory and variety, which gives buyers a bit more breathing room. Encino is highly competitive, particularly for homes in the Lanai zone or on larger lots. Well-priced Encino homes often receive multiple offers within days.
Which One Is Right for You
Choose Encino if you want larger lots and more space, prioritize privacy and a quieter suburban lifestyle, can afford $1.5M+ and want a luxury feel, or are focused on Lanai Road Elementary.
Choose Sherman Oaks if you want more value for your budget, prioritize walkability and community, need more housing variety, or commute to the Westside.
If you're genuinely torn, look at homes near the Sherman Oaks and Encino border around Louise Avenue or Balboa Boulevard. You get Encino's feel and larger lots with Sherman Oaks' relative affordability.
